Island Living How to move to Fiji

With one look, it’s easy to see why Fiji ranks among the world’s most popular honeymoon spots: Waterfalls, rainforests and secluded beaches are all part of the everyday.

When J.K. and Irina Shea, then residents of southern California, honeymooned in this South Pacific paradise in 2004, they had no idea they would move to the island of Taveuni permanently in 2015, purchasing 100 acres to start a farm and AirBnB venture. J.K. Shea first spied his future home during a scuba diving outing and remembers, “I thought it was the most beautiful island I had ever seen.” Now, he and his wife can’t picture themselves living anywhere else. Here’s what day-to-day life is like living in Fiji.

What jobs can I find?

“You have to be creative and combine different opportunities,” says J.K. Shea. “We are on a remote island without a lot of industry,” says Shea of Taveuni, also known as the Garden Island. “It would be really hard for an American to find a job here.”

But what is easy is agriculture. “Almost anything grows here,” Shea says. On the couple’s farm, that means mostly coconuts and taro, sales of which supplement the income gained from renting out Green Fiji Plantation, their three-bedroom home available through AirBnB and their own Website.

On Viti Levu, the main island of Fiji, Shea sees Americans readily finding jobs in medicine and education, as well as starting businesses. For their part, Fiji provides tax breaks and other incentives to outside investors through the organization known as Investment Fiji.

Can I buy land?

In Fiji, three types of land are available for purchase. The type of Fijian property that’s most like the American system is locally known as free hold — as in you’re purchasing full rights for land that you could pass on to your children and grandchildren.

There is also a category of real estate called native lease, which is tribally owned, but can be owned or rented for specified amounts of time.

The third type is called crown lease, owned by the government, but also available for short-term use.

How do I bring my pets to the island?

Bringing a dog or cat to Fiji is slightly complicated, but not impossible. Your pet will need a microchip, as well as an import permit, plus proof of recent rabies vaccinations and a blood-titer test. Then, upon arrival, your pet will be quarantined from 30 to 120 days.

Where do I buy groceries?

Don’t expect to make one run to a grocery store and be done. Rather, at the main market, you’ll pick up dry goods, such as rice, cereal and other non-perishables, and the rest, including fish and vegetables, from roadside stands.

“There are five fish markets on our island, with a few right on the coast where you buy straight off the boat,” says Shea. “We can buy a 40-pound tuna for $50 USD, and that will last a whole family for a week.”

Life on Taveuni is made easier in part thanks to the Cost-U-Less, a fairly typical grocery store, on Viti Levu. For $5 a box, they ship groceries to most outlying islands. This keeps most expats fairly well stocked, but for favorite brands of certain foods, they rely on visiting friends and family. “We can’t get Cliff bars in Fiji, so we ask people visiting from the States to bring them,” says Shea.

What are the health care options?

“It’s a necessity here to have a medical-evacuation policy,” says Shea. Only for non-life-threatening situations, such as a broken arm or an infection, would he seek treatment on Taveuni.

For anything more serious, Shea would travel to New Zealand, Australia, Hong Kong or Singapore to find care options.

Will online retailers deliver?

“There is no online shopping in Fiji,” says Shea. Even if a retailer will ship to the South-Pacific nation, packages get caught in customs. You’ll be sent a snail-mail postcard alerting you that the package has arrived, and then you must return that card. That process takes between three and four weeks, making the gratification anything but instant.

“I really miss Amazon and Ebay, so I’m looking into a service called MyUS.com, which charges a monthly fee to provide you with a Florida address. Then they palletize and ship your purchases. My friends highly recommend it.”

How do I move my belongings?

When you first move to Fiji, you’re allowed one container, be it 20- or 40-foot long, which you can fill with belongings — all of which won’t be subjected to import taxes. But after that, “the country is really strict on customs,” Shea advises.

Sold Unit 4 Lot 40 Taveuni Estates

Real estate agents and valuers have been urged to work with the Fijian Government in creating affordable housing for average and low-income earners.

His Excellency the President Major-General (Ret’d) Jioji Konrote made the remarks this morning at the opening of the 7th Fiji Institute of Valuation and Estate Management (FIVEM) 2016 Conference at the Pearl Resort in Pacific Harbour.

President Konrote said with the increasing property prices in the last five years, Fiji’s property market particularly in the Suva-Nausori corridor was becoming saturated and needed a concerted effort from all stakeholders in addressing the situation.

“In Fiji’s context, we are increasingly becoming an urban society with most, if not all, our urban centres facing similar pressures as many other growing municipalities around the world. This is particularly important because our urban population is projected to increase from 51 per cent to 60 per cent of our total population by 2030,” President Konrote said.

“Whilst the National Housing Policy has been drafted to create a framework with a vision to provide ‘affordable and decent housing for all’, the pressure on issues of market saturation and polarisation of house prices is an equally real and imminent threat to socio-economic cohesion and prosperity that needs to be dealt with holistically.”

The President highlighted that legislations were introduced recently to protect township boundaries “in order to stabilise the land and properties market to avoid creating a housing bubble that would threaten our small, but growing, economy”.

“Government introduced the Land Use Decree that established the Land Bank as a means to maximise the use of idle and underproductive land for economic purposes.”

“The landowners win by having their lands assessed at market value. They also receive 100 percent of the lease money. The tenants win by having the security of tenure that could last as long as 99 years. This means that more than one generation can invest in the land. The whole nation wins when our two key stakeholders – the landowners and tenants are both satisfied,” President Konrote added.

Close to 60 real estate agents, valuers, property developers, estate managers, government reps, financial institutions were part of the conference.

Act to blame for lull in sales

THE Land Sales Act has created a negative perception of freehold properties in the Savusavu and Taveuni areas to the overseas market.

Ki-Maren Real Estate managing director Aren Nunnink said the Act specifically targeted foreign property owners.

Mr Nunnink said the Act has had a very marked impact for property business in Savusavu.

“The requirement for the compulsory construction of properties has posed a significant decline in interest in the sale of vacant lands,” he said.

“Many investors have become resistant against the timeframe of the two-year deadline by which property owners need to build their houses.

“The actual timeframe that they must spend $250,000 on that dwelling place has gotten very negative response from our client base to the point where clients or prospective buyers are asking whether we have pieces of land with derelict houses or a house so that the land is deemed as not vacant.”

A limited number of those properties, Mr Nunnink said, had been sold and they have had a lot of prospective buyers changed their minds not wishing to invest here.

“At the same time we have had a lot of existing vacant landowners very worried, dropping their prices to at least get some interests.

“The properties that we have sold have been done so at very insignificant prices and even at a loss,” he added.
